Vertical Acumen runs in-house lift sharing sessions for managing agent teams in Singapore. A session sets out the duties that fall on the owner and the managing agent, how a maintenance contractor is overseen in practice, when a condition assessment becomes due, and what each modernisation scope replaces. What does a lift sharing session cover?

A session covers the duties that fall on the owner and the managing agent under the lift and escalator regulations that took effect in October 2025, how a maintenance contractor is overseen in practice, how to read a rising breakdown trend, when a condition assessment becomes due, and what each modernisation scope actually replaces.

  • The current regulatory position — maintenance frequency, annual testing and the reporting duties that follow an incident, stated in plain terms rather than by regulation number
  • Contractor oversight — contract clarity, independent checks, records, and tracking performance over time
  • Reading the warning signs — why a rising breakdown trend or a repeating fault is worth acting on before it becomes a failure
  • Condition assessment — why an installation approaching fifteen years warrants a whole-system view, and what that view produces
  • Modernisation scope — what refurbishment, partial modernisation and full modernisation each replace, and why the three are often quoted as though they were the same thing

Who are the sessions for?

The sessions are written for managing agent teams: property managers and estate officers who deal with lift performance, contractor relationships and council questions every day. They are not technical instruction for engineers, and they carry no sales pitch.

Material is pitched for a mixed room. A property manager with no lift background leaves able to read a maintenance report with a sharper eye; a senior manager leaves with a framework for overseeing contractors across a portfolio.

Which sessions have been delivered?

Vertical Acumen delivered its first in-house session to ETC (a member of Realion Group) in August 2026, covering lift asset management for the firm’s property management team.

Managing Your Lift Assets: A Practical Guide for Managing Agents

A session of around two and a half hours for ETC’s property management team, covering the regulatory position, contractor oversight, the signs that an installation needs closer attention, condition assessment from around the fifteenth year, and what a modernisation replaces. The questions came from the team’s own estates, which is what made the discussion useful.

How is a session arranged?

Sessions are delivered in person at the managing agent’s office or online, and the format and length are set with the host rather than fixed in advance.

The material is adapted to the portfolio in the room. An agent managing mostly older estates gets more on obsolescence and condition assessment; one managing newer stock gets more on contract structure and performance tracking.
